Selling a project prior to construction is always a challenge. A careful analysis of the market conditions, fully understanding the prospective buyers, and immersing oneself in the local amenities, are all vital to success. MBR was brought onboard to create a solution that would engage and inspire the buyer and provide the necessary information for them to make confident purchases, long before their units would be completed.
Story + Solution
MilkDistrict10 is a 10-unit, luxury townhome project situated in the heart of Orlando, Florida. These unique townhomes offer a distinct lifestyle of contemporary living with luxury amenities. Each home has abundant balconies and views of the surrounding area. The outdoor recreational area includes covered dining areas, firepit, outdoor furnishings and a wrap-around pool.
Interiors include a luxurious palette of materials, creating a warm, modern interior with exceptional detailing. Quality materials can be found throughout, including hardwood floors, marble counter tops, Kohler fixtures and Bosch appliances.
Distinct design detailing is incorporated at every opportunity, including fireplaces surrounded by generous wood walls, bold contrasts of color in the kitchens, and large windows in every room.
MBR created a brand story, visual identity, and a series of visualization tools to attract prospective buyers prior to construction. Our comprehensive solution provided the necessary information for viewers to engage with the modern architecture and interior design, understand the amenities of the Milk District neighborhood and make informed decisions.
The identity was abstracted from the unique, generous windows of the living areas. The color palette lends a sophisticated look and feel to the branding, while providing a comforting sense of luxury. The elements MBR designed combine these qualities in a seamless, cohesive manner.
Visualization, 3D renderings and virtual reality, were the foundation for the presentation that spans print and digital. We created a website with an interactive floor tool, allowing prospective buyers to engage with their chosen units, and understand location, amenities, materials, and views.
360 Virtual Reality
The branding began with a thorough discovery process, evaluating buy personas, understanding the competition, and immersing ourselves within the local area amenities. Stylescapes were created to bring these elements into a visual presentation, allowing a clear understanding of all of these elements.
The identity design took its cues from the modern façade and juxtaposed it upon a flower. The naming was directly taken from the location along Magnolia Boulevard. Combining these elements with a hand crafted “M” created a layered, sophisticated logo that complements the architecture while referencing the vibrancy of Florida.
A series of 3D renderings were crafted, capturing the building at various times of the day. Interior renderings highlight the warmth and materiality of the interior design, lending an inviting feeling that prospective buyers can immediately relate to. In addition to static views, MBR created virtual reality pieces that along the viewer to further immerse themselves within the spaces. The courtyard was a primary amenity that benefited from a series of dusk images, highlighting the generous pool, views and evening activity.
